A full interior renovation is not a series of rooms done one at a time. It is one project that touches structure, systems, millwork and finish together, sequenced so the house comes back as a single piece of work rather than a set of adjacent decisions.

That is the work we do most. Six of the projects in our portfolio are whole interiors, and the kitchens and baths inside them were not standalone jobs, they were part of the house coming back.

What a whole home renovation includes

Structural changes where walls come out and the house has to be re-supported. Mechanical, electrical and plumbing brought up to current code across the whole footprint rather than patched room by room. Windows and doors, plaster and paint, floors, cabinetry and stone. Then the finish work, where the standard is actually visible.

Older Santa Barbara houses tend to hold surprises behind the plaster. Knob and tube, undersized service, framing that was modified by somebody who did not draw it. We open things up early rather than late, because a surprise found in demolition is a scheduling problem and the same surprise found at finish is a rebuild.

Kitchens and baths inside a larger project

The kitchen and the primary bath usually carry the most weight in a renovation, and they are where the coordination is hardest: cabinetry, stone, appliances, plumbing and lighting all have to be resolved against each other before anything is ordered.

We also take on kitchens and baths on their own where the rest of the house does not need the work.

What is the difference between a remodel and a full interior renovation?

A remodel usually means one or two rooms. A full interior renovation takes the whole interior back to structure and rebuilds it as one coordinated project, which is why it can address systems, layout and finish together rather than working around what is already there.

Do you handle permitting for a whole home renovation?

Yes. Drawings, plan check, corrections and inspections are carried on our side. In Santa Barbara that also means knowing which jurisdiction reviews the property, since the city, the county, the coastal zone and the historic districts each apply different rules.

Can we live in the house during the renovation?

On a whole interior renovation, usually not for the full duration. Where a project can be phased so part of the house stays habitable we will say so up front, and where it cannot we will say that too rather than discovering it halfway through.

How are changes and overruns handled?

Cost and schedule are reported weekly, in writing. Changes are priced and approved before the work happens rather than appearing at the end. The commitment is that you are never told about a number for the first time on an invoice.
